This week the DesignCoach™ discusses how you can plan for a design project that requires construction.

Q: I have a question about order. Not the gospel of ridding my life of clutter that you preach so well, but rather order of a project. My husband and I are thinking of going forward with some home updates and renovations (even some repairs) and we’re thinking that it might be more financially prudent to be our own general contractors or at least be very involved in the project. We’re working on budgets and even pricing out some materials. (We think we also can handle some of the prep work, like small demolition and removal of the old fixtures etc.– yes, we’ll cut the power and utilities to the rooms.) What we’re stumped at is first steps and order of hiring and bidding etc. We have some connection to a local designer who will give us some direction — which we’re happy to pay for — on colors, materials, and particularly the kinds of choices we make that could add — or subtract — value from the house. But our friend the designer can’t take on the job of overseeing the project. Any guidance you could give to us? Do we bring in contractors and ask what their schedules look like? Does each contact the local inspectors? Would we have to get inspections? I just want to know how much we should or can do in advance to keep the project moving and save a few bucks.

A: First let me congratulate you on your desire to keep your costs low on the work you are contemplating. In today’s economic environment this must guide many of our decisions as it seems to be guiding yours. Next allow me to guess a bit on the scope of work you are considering. You mention the possibility of “local inspectors,” which tells me you are considering work which might fall beyond the range of a “typical” weekend do-it-yourself project. Here is my homework for you as you work to understand your best options for the order of your project.

1. Write down, in complete detail, the scope of the work you wish to accomplish. Be as detailed as possible.

2. Break this master list down into smaller lists defining category of work, i.e., all plumbing tasks on one list, all carpentry tasks on another, etc.

3. From the lists of work by category develop a list of product which must be purchased for each task to be completed, i.e., purchase toilet, sink, tub, faucets and fixtures for plumber in Guest Bath.

4. With this information documented speak with friends and develop a short list of contractors (2-3) of whom you have positive referrals.

5. Ask these contractors to bid the project as outlined by your master list. Request that they include product purchases as well as all labor costs broken down in line-item format. This way you will understand what they will charge to do demo, trash removal, etc.

6. Confirm with each contractor that they are prepared to handle all required permits and city inspections.

With all bids submitted it is time for you and yours to sit down and review the real costs of this project. Understand how much time you REALLY have to devote to the work and use your contractors’ bids to reflect on the cost realities. In the end you may discover that, given the scope of work, you are either completely prepared to tackle great parts of this project OR you may realize how much value is attached to the services of a professional contractor and elect to use some, or all, the services offered by a G.C. The point is to have as much information as possible at your disposal so you can make the best decisions possible for your unique situation.

These expressive and well executed scenic and costume designs demonstrate Lowenstein’s remarkable creative output. Most of these renderings are gouache and ink of set and costume designs for Bonfils Theatre Main Stage Theatre and Children’s Theatre productions from 1956 to 1975, as well as designs for regional opera, ballet and special events. These pieces represent many aspects of theater design. These working drawings allowed for quick and accurate set construction. They reflect the considerable artistic talents of Henry Lowenstein in the pre-computer era and provide insight into creating the magic of good theater.

Byers-Evans House Museum presents: Hal Gould: His Vision of the West

This retrospective features images from the last 60 years of photography by Hal Gould. It includes portraits, travel images, landscapes, abstractions, and western scenes. It is a diverse representation of Gould’s unique vision and expert craftsmanship in the art form he describes emphatically as “the most dynamic medium for artistic expression of the Twentieth and Twenty-first Centuries.”

The Byers-Evans House Museum
The Byers-Evans House Museum, a historic 19th century house at 1310 Bannock St., still seems at home in the heart of downtown Denver. Now owned by the Colorado Historical Society (CHS), the house is open to the public for guided tours, which offer a rewarding look at life in early Denver. The two-story, claret-colored brick residence, built in Italianate style with a flat roof and a decorative cornice, remains an important link to the men and women who once lived there and left a strong imprint on the city that grew up around them.

This week the DesignCoach™ discusses how to start your design project.

Q: Jim, all I ever hear about on the various TV shows is walls, floors, furniture. I get that most home design problems fall into these three areas. But I don’t think about my house in that way. I think about My Living Room. My Home Office. My Patio and Deck. I want to tackle the projects room by room and solve my problems in that way. Can you tell me how to get started? And please don’t say I have to call in the bulldozers.

A: Regardless of the bites you choose to take, every project should be broken into manageable phases. If tackling your home room by room makes the most sense for you and your family’s life then there is your answer. No guilt and no bulldozers involved. As with any list of priorities they come most helpfully from asking yourself good questions and then relying on the answers to guide in the evolution of your “to do list.” Which room do you and your family spend the most time in? Which room has the least/most work to be accomplished? What funds have you allocated toward your list of priorities and how/where might these best be invested? Once you begin to answer these types of questions you will find a framework of priorities beginning to form. These will form the path you should follow in making your home a more beautiful place for you and your family to enjoy.

Bulldozer free interior design. Remodel one room at a time if that is more manageable.
Leave the bulldozer behind and remodel one-room-at-a-time if that is the most manageable for you. The results can be amazing.

5 Steps to a Neat and Clean HomeIf you follow political and economic headlines there is a reoccurring theme that cannot be ignored. It appears that vast quantities of resources are, by the nature of the crisis, being focused on cleaning up the past before we can hope for success in re-calibrating our vision of the future. And this makes sense.

Sweeping inconvenient little messes under the carpet will eventually leave you with a lumpy carpet that is being eaten from within by the dirt and grime. And we all know how that ends, only too well. So let’s learn a lesson from our national headlines as we focus on making our homes a bit more beautiful during these otherwise rather ugly times.

I suggest to you that our first priority when considering how to make our homes more beautiful (with minimal expense) is to CLEAN UP THE MESS.

Please understand that “mess” is a relative term. My mother was known in our neighborhood as Mrs. Clean. A “mess” in my mother’s home was usually an errant dust bunny that had successfully fled the mighty Hoover and lived an extra day to tell its tale. It never had time to tell the tale twice! For others the term “mess” will have far more monumental connotations. Yikes!

The first step to a more beautiful home centers our attention on the terms “neat” and “clean.” How do we achieve this? Here are 5 Steps to a Neat and Clean Home:

1. Pick Your S#*t Up! Sorry to be vulgar but honestly! We are not children anymore (though they can be helpful to this process…in fact make this a family activity, seriously!) and we are perfectly capable of picking up after ourselves. The Rule is simple: Unless it is a substantial furniture piece, an important sculpture, or an aging family member it does not belong on the floor of our home. Put the laundry in a basket.

Put your purse or briefcase on a desk or dresser. Coats and jackets are hung in closets, sweaters are folded and placed in drawers, and books, magazines and newspapers are stored on shelves, in baskets and in the recycling bin respectively. Remember The Rule: scan a room and then get to work. You will be pleased with the impact this effort will have on your road to a more beautiful home.

Time for the Big Clean

2. Edit, Edit, Edit. We love our stuff. We gather, nay hoard, more than we can possible use so my suggestion is to edit. In today’s economic times the thought that someone else might actually put to use something that’s been collecting dust on a table, shelf or in a closet in our home for years should bring a smile to your face. Whether you elect to donate or to sell, the net gain for our own home is that of space. Air. Room to breath. And that, Dear Reader, is a beautiful thing.

3. Clean, Clean, Clean. From top to bottom; every corner and crevice needs to be cleaned. There are books and websites galore which can assist you in the nuts and bolts of this process, and allow you to be green while you do it. But the point is to do it. My sisters and I used to complain vociferously as we rolled up our sleeves and tended to our chores each Saturday morning.

These where times filled with purpose, laughter and the reward of accomplishment. Not a bad way to spend a Saturday morning. Get the whole family involved and make it fun. Remember everything has changed. Nothing is the same so make the most of these times with those you love. Shoulder the responsibility for your home together, even if it’s just the ritual of cleaning. You will enjoy the beauty of the results and well as the joy of the process.

This week the DesignCoach™ discusses designing for future investment properties.

Q: I’m in a condo that I’ll probably keep only a few years. If I do keep it longer, it will become an investment property and I’ll lease it. A friend of mine, who has worked as a Realtor, told me that I should keep everything white, cream or neutral and as bland and marketable as possible. No funky wallpaper, textures or “unique” fixtures or the like, she says. I should think of the place, even while I’m living there, as if it were a rental. What would you recommend?

A: If you can stand living in a blinding sea of beige then follow your friend’s advice. Otherwise have some fun with the space you are planning to occupy. You don’t have to paint the walls fuchsia or wrap them in awning stripes to create a sense of personal space rather than a bland hotel experience. Pick fabrics, colors and textures which you find appealing then step back and consider the bigger picture. You may decide that it makes perfect sense or you may opt for a pale tan and green strip on the drapes rather than the bolder chocolate and lime green brocade. (Hint: use the brocade as pillows on the sofa if you really love it!)

Infuse your personal taste into your home even if you plan to sell.  A well decorated home will market better.  Use the more extravagant fabrics on the sofa pillows.

The AIA has ranked the Seattle Public Library as #108 on the list of America’s Favorite Architecture. Although the aesthetics of this building have been argued by many, Dutch architect Rem Koohass has described his steel, glass, and aluminum library as “large but not monumental.” Aluminum mesh sandwiched between glass panels reduces heat and glare on the interior, and the glass grid provides seismic stability. The view from the soaring atrium changes with each movement of the sun and clouds. The building garnered a 2005 national AIA Honor Award for Architecture.

This project required a complete remodel of the second floor of the 1927 Art Deco Olympic Tower building and transitioned the small, traditional office space into a large, open environment of functionality and sophistication. The design intent was to preserve and restore the original character of the historic building, particularly its strong grid of concrete columns, high ceilings, volume, and three-sided window exposure. In addition, the design created a forward-thinking space that supports both the client’s business and contemporary art collection. Further, the design strategy blurs spaces from public to private, office to art gallery. To reinforce the simple yet elegant plan, the only materials used are felt, wood, glass, and metal. While scale, grandeur, and historic preservation set the tone for the project, attention to craft and precision were its guiding principles. “The richness of detailing juxtaposed against the heft of the historic concrete structure was gutsy and effective,” the jury said.

Viewing the Show Opening tomorrow, March 13, 2009 and running through Sunday March 22 is the TEFAF Maastricht 09: The Worlds Leading Fine Art and Antique Fair (www.tefaf.com). Proudly featuring an estimated $1 billion dollars worth of art and antiques (not including modern fine jewelry), the fair draws high profile private collectors and museum curators and trustees from 25 countries.

Ben Janssens, Chairman of TEFAF’s Executive Committee, said, “There is no evidence that the jittery financial markets have discouraged art buyers and in fact the reverse seems to be true….they see no point in investing in stocks at the moment and prefer to put their money into art and antiques”.

Lately, when contemplating the decoration of homes, I have found myself feeling a bit hollow. People everywhere, in every walk of life, are impacted daily by these troubling times. Jobs have been lost; homes have been foreclosed upon and lifetimes of savings have evaporated before panicked eyes. And I sit at my desk contemplating the esoteric merits of revivalist decorative styles.

Hmmm…what part of this doesn’t feel right? Is it the violin playing while Rome smolders or maybe it’s that great big piece of cake being served to the masses, far beyond the palace walls, which makes me uncomfortable? Maybe it’s both and maybe I need to recalibrate my thinking.

Mankind’s impulse to nest, I believe, is cellular; rooted in our primal desire for safety. Having the basic needs of shelter, warmth and food addressed we have been at liberty, over these many hundreds of years, to elevate the aesthetics of our “nests” to dizzying heights. As with other soaring factors in our society today it appears that gravity is taking its inevitable reward. Not to say that we will not weather the storm and come out stronger for the struggle but in the meantime, for many, practical concerns wrestle for attention on a daily basis.

So this decorator has decided to be part of today’s solution, rather than remain stuck in yesterday’s expectations. Nothing is the same so let’s not pretend it is. What does that mean to the work of design? I’m certain it will mean many things, and maybe together we can build an appropriate response. For me, today, I am focusing on priorities.

Commitment to making your home more beautiful is not out of step with the times. In fact it may be more important now than ever. If you are like me and are spending more time ‘in’ than ‘out’ we need our homes to step-up to the plate in ways we may never have imagined. I am going to spend the next few weeks sharing with you ideas that can make our homes more beautiful that:

1) Cost nothing but our time and energy
2) can be realized with minimal cash outlay

Hopefully along the way we’ll have some fun too.

Q: I have a problem that people just seem to scoff at when I tell them. I recently moved into a new home because of a job transfer. I have a decent collection of Mission/Stickley furniture and am now in a very modern house with very high ceilings (18-feet in some locations). How can I use the furniture I’ve spent years collecting in this setting?

A: Typically Mission style furniture is of small scale which may be a challenge in modern rooms that are tall. Mission furniture’s design, however, is typically clean and straight-forward and can often feel at home in a modern environment. The greater challenge appears to be the scale of furniture as compared to the scale of the rooms.

When working with an oversized living room or great room, consider grouping furniture in clusters to create multiple living areas within the larger room.

One idea to consider is to group the furniture in clusters, creating multiple living areas within the larger room. Anchor these groups with area rugs which further defines the concept. I believe you may find this a successful answer to your design dilemma.

Designed by architect Robert Swartburg, the Delano exhibits some of the traits of the Miami Beach Streamline Moderne style, but the building actually postdates the craze. In the mid-1990s, the hotel was given a makeover by developer Ian Schrager and designer Philippe Starck. The Delano is one of two Miami Beach hotels to make the AIA’s nationwide list of top 150 architectural projects selected by the public (the other is the Fontainebleau, #91, below).

Fontainebleau Hotel
The Fontainebleau is one of several Miami Beach hotels designed by noted architect Morris Lapidus. The style has come to be known as Miami Modern, but Lapidus was famous for rejecting the tenets of Modernism and delivering a visual excess akin to the set of a Hollywood musical.

The Fontainebleau Hotel was once the height of Miami Beach sophistication. Now the hotel will reopen after a $1 billion renovation.

This seminar will be delivered in a panel discussion and workshop format. The first panel presentation will cover principles of green building and LEED criteria with a focus on traditional building methods and practice. Although new technologies are most popularly associated with green building, traditional methods of site planning, building orientation, configuration and construction offer important resources. The panel’s review of current LEED criteria and process, in light of integration with traditional planning and design, will provide a context for the workshop — which will address a case study project. Professionals are encouraged to submit current work for inclusion in the workshop. Participants will work in teams with a workshop leader and conclude with a final presentation of the results.

Art + Design Night

Visit the Design District and experience a gallery walk featuring inspiring art, design, music, cocktails, dining and shopping.

The Miami Design District is a neighborhood north of Midtown in Miami, Florida within the Buena Vista and southern extremity of Little Haiti neighborhoods. It is roughly divided by NE 36th Street to the south, NE 43rd Street to the north, NW 1st Avenue to the west and Biscayne Boulevard (US 1) to the east.

It is home to nearly 130 art galleries, showrooms, creative services, stores, eateries and bars.[2] Every 2nd Saturday of each month a community wide Art & Design Night is held from 7-10pm. A popular event, Art Galleries and Design Showrooms open their doors to the public for music and refreshments.

Credited to starting the district is Craig Robbins, who purchased many run-down buildings in the 18 square block area and persuaded many top designers, such as Alison Spear, Holly Hunt and Peter Page to relocate.

Landau wandered the streets of New York in the 1950s and 60s, her camera focused on a particular and favorite subject. Home to a large Jewish community, the Lower East Side was bustling with activity. Corner delis, street vendors, busy pedestrians, piles of pretzels and handwritten signs were some of the scenes and characters Gabriela captured. This colorful world, long gone now, is suspended in time in her black and white photographs.

American Streamlined Design – The World of Tomorrow

This exhibition presents 180 examples of furniture, ceramics, metalwork, plastics, graphic design and archival design books. No, this is not an entry in the “financial scandal of the moment” contest but rather something a bit more upbeat!

My fascination with the Christie’s auction of the Pierre Berge/Yves Saint Laurent collection in Paris this week proved a worthy subject as the sale accelerated past initial estimates of $255 million to a final sale price of $484 million. The 733 pieces making up the collection of these noted lovers, friends and business partners marked records both in the art and decorative art categories.

Much has been written of the provenance, prices, scandals and sentiments circling around the sale and to this burgeoning file I will not add. My one observation would be that of the delicious validation this sale has offered, despite the world’s financial turmoil, to the pursuit of beauty and refinement.

We may not aspire to the “real money” which Mr. Berge notes opened the opportunity for collecting to the pair in the early 1970’s but we can honor the impulse and mimic the efforts of gathering objects we treasure, even when valued only by our own hearts. I have for years encouraged friends and clients to collect; to find something which occupies their interest and to invest time gathering to themselves the best examples possible.

It matters not if these items are precious or prevalent the question is how you perceive them in your living environment and then how you elect to share this passion with those who are guests in your home. Sharing your collection (thank you Mr. Berge) extends personal charm in a manner which no amount of money can buy. You and your guests will be richer for the experience.

Here is a picture of Mr. Saint Laurent’s Paris Living Room taken around 1977. Note the Eileen Gray Serpent Chair in the foreground which set a record at auction for 20th Century furniture; selling this week for $29 million.

Q: We’ve redone our dining room and have picked out a new chandelier. You’d think this would be an easy thing to finish since we’ve done most of the heavy lifting, but we can’t decide how far above the table the chandelier should be. Our electrician says there are some codes, but since it’s not a walking or contact area we can make it lower than in other places. Others have told us there are rules about such things. Guidance?

A: While the rule fluctuates a bit based on ceiling height and the scale of furniture typically a chandelier hangs 32” to 36” off the top of the dining table.
