DesignCoach—How to design if you plan to sell or lease your home in the future

This week the DesignCoach™ discusses designing for future investment properties.
Q: I’m in a condo that I’ll probably keep only a few years. If I do keep it longer, it will become an investment property and I’ll lease it. A friend of mine, who has worked as a Realtor, told me that I should keep everything white, cream or neutral and as bland and marketable as possible. No funky wallpaper, textures or “unique” fixtures or the like, she says. I should think of the place, even while I’m living there, as if it were a rental. What would you recommend?
A: If you can stand living in a blinding sea of beige then follow your friend’s advice. Otherwise have some fun with the space you are planning to occupy. You don’t have to paint the walls fuchsia or wrap them in awning stripes to create a sense of personal space rather than a bland hotel experience. Pick fabrics, colors and textures which you find appealing then step back and consider the bigger picture. You may decide that it makes perfect sense or you may opt for a pale tan and green strip on the drapes rather than the bolder chocolate and lime green brocade. (Hint: use the brocade as pillows on the sofa if you really love it!)

Photo: Infuse your personal taste into your home even if you plan to eventually sell or lease. A well decorated home will market better. If you want to use some extravagantly patterned fabrics, add them to your decor as accent pillows.
